Directions to Auction: The auction site is located in downtown Macomb, Illinois, 1/2 block southeast of the McDonough County Courthouse. Heading south on US 67 into Macomb, cross the railroad tracks and turn east onto E Calhoun Street for 0.1 miles. Then, travel south on N Campbell Street for 0.2 miles and west onto E Washington Street. The American Legion is on the south side of the road.
Directions to Farm: The Tomasek Estate Farms are located 175 miles southwest of Chicago O'Hare International Airport. Tracts 1-5 and 7-17 are generally located north and west of Good Hope, Illinois and approximately 7 miles northwest of Macomb. Tract 6 is located approximately 1.3 miles northeast of Macomb.

Auction Terms & Conditions

Agency: Martin, Goodrich & Waddell, Inc. and its representatives are agents of the owner.
Earnest Money: The successful bidder as determined by the auctioneer is required to make a 10% down payment of the accepted bid price on the day of auction with the balance due at closing. Bidding is not conditional upon financing. Payment shall be in the form of a personal check or cashier's check.
Closing: Closing shall be on or before January 21, 2014. The purchase agreement is between the seller and buyer only, and cannot be assigned to a third party without the written consent of the seller. Possession is subject to the rights of any tenants in possession.
Real Estate Taxes: The 2013 real estate taxes due and payable in 2014 shall be paid by the seller. All subsequent year taxes shall be the responsibility of the buyer.
Crops & Expenses: Seller shall retain the landlord share for the 2013 crop year. The property is free of leases for the 2014 crop year.
Conveyance: At closing, seller shall convey and transfer the property to buyer by warranty deed, appropriate assignment, land trust, or other similar acceptable instrument of conveyance. At the same time, the balance of the purchase price then due shall be paid and all documents relative to the transaction shall be signed and delivered.
Title Evidence: At closing, seller shall furnish a commitment and Owner's Title Guaranty Policy for the amount of the purchase price at the seller's expense.
Survey: Seller shall secure a boundary survey by a licensed land surveyor at the seller's expense, dated no more than six months prior to closing. Final purchase price will be based upon surveyed acres.
